BUILD DETAILS AND FEATURES

Our philosophy - quality materials and smart yet simple methods.
Our aim - to produce low maintenance, long lasting and exceptionally comfortable homes for harmonious living.
The result - homes with a beautifully humble mix of form and function.

STANDARD BUILD SPEC.
The following paragraphs describe the build features and construction standards that we work to on all building projects undertaken, with the exception of SUMMER ESCAPES - go to the appropriate page for specific details.

Site Preparation and Utilities
=> Excavate site and prepare site with all correct levels and necessary retaining walls.
=> Lay all utility service tubes for subsequent installation of water, electricity and gas supplies.
=> Black and white water drainage pipes buried and connected to public services, ready for connecting to the property during final build stages.
=> Planned drive and pathways laid with hard-core base with full drainage ducts.

Construction Features
=> External walls finished from a choice of stone walls (Rustic in Stone), wood-cladded chalet-style walls (Rustic in Wood), and a mix of stone and paint-rendered walls (Rustic Rendered).
=> Internal walls finished with lime plaster 'stucco'.
=> Pitch roofs constructed on-site following traditional methods based on wooden beam frames and ceramic roofing tiles.
=> Ground and upper floors on multi-storey properties of a rigid, non-flexing construction with sound insulating layers between floors.
=> Level ceilings finished with lime plaster.
=> Construction methods and materials designed to withstand tropical storm conditions and earthquakes.
=> Low maintenance external finishes. Strong and permanent, weather resistant designs.

Insulation
=> High insulating properties, high energy efficiency.
=> Insulation below ground floors no less than 40cm.
=> Walls insulated with a 50cm insulation layer dry-sandwiched between external and internal walls.
=> Roofs insulated with a 40cm insulation layer between the beams in roof spaces used for living and with a 60cm layer in loft-spaces typically used only for storage purposes.
=> Excellent summer and winter insulating properties.

Internal Features
=> Floor finishings in wood, terracotta, stone or a combination of these 3 flooring materials. Typically, bathrooms finished with stone tile floors, wood parquet in bedrooms, and terracotta floors in living areas.
=> Fitted bathrooms finished within a set budget giving clients the opportunity to choose their own suites and finishing materials. Bathrooms can be fitted with shower or bath.
=> Kitchens fully plumbed-in ready for clients to have their desired kitchens fitted independently.
=> Gas supplies for cooking and hot water boiler backup.
=> Double glazed, wood framed windows.
=> Internal and external lighting powered by low-voltage DC LED lighting systems.
=> Air-space heating wood-burning stove for heating the home. Property designs and layouts ensure that the living space takes maximum benefit from this choice of heating, and should be more than adequate to heat smaller properties up to 100sqm during the winter period. Eco-considerations
=> Homes designed for reduced dependence on external energy and service suppliers.
=> The properties we design and build are optimised for harmonious living; affordable cost, low maintenance, low running costs, comfortable living environment all year round.
=> We prefer to make greater use of natural materials over expensive high-tech products. Our designs more importantly fully consider the environmental conditions of the development site. This allows each home to take greatest advantage from the positive elements and to be shielded by the harsher elements.

BUILD OPTIONS
The following paragraphs describe the build options and finishing choices available to customers up and above the standard build specification above.

Construction Options
=> Flat terraced roofs, load bearing earth roofs, or pitched roofs with traditional tiles.
=> Ceilings in living spaces can be finished with wooden beams, or vaulted ceilings finished in plaster, stone or brick.

Internal Feature Options
=> Underfloor heating.
=> External shutters and internal black-out shutters.

Ecological Domestic Systems
=> Internal and external lighting systems powered by solar energy, with mains voltage backup.
=> Domestic hot water and underfloor heating powered by a combination of wood-burner and solar hot water heating.
=> Rainwater harvesting to supplement domestic supplies.
=> Mains or reed-bed sewage.

External Feature Options
=> Covered terrace areas integral to the property.
=> Single or double garages with or without utility rooms.
=> Detached workshops / potting sheds.
=> Patios, terraces, paths, driveways, swimming pools, garden sheds.
=> Landscaped gardens.
=> Perimeter walls and fencing.

 1. We use natural, locally produced materials from sustainable sources wherever possible. 2. Minimal use of petro-chemical derived products. 3. Minimal use of materials such as cement, that rely on energy-hungry processes during it's manufacture. 4. Products and materials sourced from as geographically near as possible to reduce transportation costs, pollution and energy waste. 5. We search locally, regionally, and then nationally before looking internationally. 6. We won't have something shipped across the world from China when we can buy a similar product or material nearby.
 

 


Environmental Notes

1. We use natural, locally produced materials from sustainable sources wherever possible.
2. Minimal use of petro-chemical derived products.
3. Minimal use of materials such as cement, that rely on energy-hungry processes during it's manufacture.
4. The energy consumed to produced the materials used in the construction of our properties is very low compared to traditional building methods and materials.
5. At least 90% of materials used in the construction of our properties is 100% recycleable with low-energy recycling processes.
6. Products and materials sourced from as geographically near as possible to reduce transportation costs, pollution and energy waste.
7. We search locally, regionally, and then nationally before looking internationally.
8. We won't have something shipped across the world when we can buy a similar product or material nearby.
