OVERVIEW OF SERVICES

We provide a full property design and development service - from conception, through design and construction, to completion. This service is available to those with existing building plots, with or without a current development project, and to those who are starting on the first step and need assistance with finding a plot. All of our projects are completely customised to meet the specific needs of our clients and our services are intended for the development of a free-hold site.

We build new homes to customer requirements on new or existing development plots.

We can manage an entire development project, from site acquisition to build completion with the 'key in hand'.

Site Acquisition

=> Find your plot of land yourself or let us search for ideal plots on your behalf.

Property Design

=> We offer a standard selection of layouts; BASE UNIT layouts, APARTMENT layouts, HOUSE Layouts, VILLA layouts, and COMMUNITY layouts. These layouts cater for three main types of property configurations; single floor homes, multi-storey houses and apartments.

=> The standard layouts satisfy most home design requirements - bungalows, apartments, 2 and 3-storey houses, and multi-level villas.

=> The standard layouts can be selected and applied to the property style preferred by the client.

=> We currently offer the following choice of external finishing (property styles); earth homes, rustic retreats, summer escapes, and villas.

=> Standard layouts can be modified and enhanced to increase the size of living space and to incorporate client specific requirements.

=> We use a very smart methodology which is focused on achieving the correct balance of price, quality and durablility for individual clients.

Planning Applications

=> Use your own architect or geometra and obtain planning approvals yourself, or let us organise this for you. All projects submitted for approval will be based on the designs finalised in the 'Property Design' stage.

Build and Project Management

=> The properties we design and build are optimised for harmonious living; affordable cost, low maintenance, low running costs, comfortable living environment all year round.

=> We use locally sourced, natural materials produced in sustainable processes, wherever possible.

=> We prefer to make greater use of natural materials over expensive high-tech products. Our designs more importantly fully consider the environmental conditions of the development site. This allows each home to take greatest advantage from the positive elements and to be shielded by the harsher elements.

 Our philosophy - quality materials and smart yet simple methods. Our aim - to produce low maintenance, long lasting and exceptionally comfortable homes for harmonious living. The result - homes with a beautifully humble mix of form and function.

 1. We use natural, locally produced materials from sustainable sources wherever possible. 2. Minimal use of petro-chemical derived products. 3. Minimal use of materials such as cement, that rely on energy-hungry processes during it's manufacture. 4. Products and materials sourced from as geographically near as possible to reduce transportation costs, pollution and energy waste. 5. We search locally, regionally, and then nationally before looking internationally. 6. We won't have something shipped across the world from China when we can buy a similar product or material nearby.
 

 


Terms and Conditions.

=> Our property development service covers design consultation with the client, design specification, project planning and cost controls, build and site management, client specific finishings.

=> Initial consulations are followed with cost quotations and time-scale reports.

=> Throughout the project, we have regular on-site progress meetings with the client.

=> We can even incorporate man-power involvement of the client into project costings.

=> We build to a high standard, to budget and on time.

How to realise your holiday home.
1. Consult with us to design the stye, size and layout of your desired home, according to your budget.
2. We provide you with a full proposal with costs and timescales.
3. Choose your plot from a selection of sites in your preferred area.
4. Follow the planning and build phases with staged progress visits.
5. Move in on completion.

Once planning permissions have been granted, you can expect your home to be completed and fit for living in within a further 3-6 months.
