EARTH HOMES: new-builds, from €65,000 APD-10

The 'ultimate' Eco-homes that are designed and built into the land itself. Low-impact, energy efficient ground-sunk construction for warm and comfortable, low maintenance homes with ultra-low running costs.

External finishing materials and architectural features in this category of properties are minimal, with the general goal being simply to reduce the visual environmental impact. Rustic materials of the area are used extensively to help the property blend into the surrounding landscape.

The properties in this category can be finished internally with materials and architectural features to create the character and appearance of rustic or modern homes.

EARTH HOMES can be realised only as new-build projects so would require a building plot or a plot with an existing property to be demolished.

Earth Homes are ideally suited to building in sensitive conservation areas and on terrain that makes conventional construction either too expensive or unviable. Since Earth Homes are based on ground-sink environmental benefits, they are typically built partially or fully below surrounding ground levels. Hilly, mountainous or sloping terrain is generally required to take advantage of the many benefits of this type of home construction - weather protection, heat and cold insulation, plus additional security. Exposed frontages can be finished in glass, wood or stone depending on local architectural influences and constraints. Roofs can be finished with metal roofing sheets, traditional tiles or load-bearing, level earth coverings.

Property designs start with;
* 1-bedroomed properties (60m2) comprising; 1 bathroom, 1 double bedroom, open-planned living space with kitchen / lounge and study area, covered terrace and garden - from €65,000.
* 2-bedroomed properties (75m2) with 1 bathroom from €83,000.
* 2-bedroomed properties (90m2) with 2 bathrooms from €99,000.
* 3-bedroomed properties (120m2) with 2 bathrooms from €132,000.
* 4-bedroomed properties (150m2) with 3 bathrooms from €165,000.
There is no practical upper limit to the size or number of rooms, subject to the planning regulations associated with a plot. The prices above cover design and build, and do not include the plot purchase price. Garages can be built at extra cost, and prices start from €15,000.
