| TUMBLEDOWN HOMES: restorations, from €77,000 |

|
Tumbledown Homes are low impact restoration schemes that maintain the original external features of the building, combined with a completely new internal living space.
The charm of a secure and stabilised 'wreck' on the outside, yet warm and comfortable on the inside. The properties in this category can be finished internally with modern or rustic interior design.
TUMBLEDOWN HOMES can be realised only through restoration projects, so would require a plot of land with an existing property on it - in any condition.
TUMBLEDOWN HOMES come complete with a choice of internal finishes. External structure and roof will generally follow the design restraints of the existing building. Water, electricity, sewage and gas are standard features and the designs incorporate high levels of insulation along with a choice of living space heating systems. Shower room with toilet, combined kitchen and lounge plus seperate bedroom is generally to be considered the starting point for living space and floor layouts. Obviously individual TUMBLEDOWN HOMES are designed according to the size and height of the original building, and local planning considerations. Internal design, features and materials however, depend mainly on your own particular wishes.
Property designs start with; * 1-bedroomed properties (60m2) comprising; 1 bathroom, 1 double bedroom, open-planned living space with kitchen / lounge and study area, covered terrace and garden - from €77,000. * 2-bedroomed properties (75m2) with 1 bathroom from €95,000. * 2-bedroomed properties (90m2) with 2 bathrooms from €113,000. * 3-bedroomed properties (120m2) with 2 bathrooms from €149,000. * 4-bedroomed properties (150m2) with 3 bathrooms from €185,000. There is no practical upper limit to the size or number of rooms, subject to the planning regulations associated with a plot. The prices above cover design and build, and do not include the plot purchase price. Garages can be built at extra cost, and prices start from €15,000. |

| Tumbledown Homes with internal design ideas |
Tumbledown Homes are effectively the more traditional restoration projects but with a much greater flexibility in price and finish. Using our techniques you should see your restoration budget reduced by up to 50%. The interiors will always be brand spanking new, well insulated, square walls and floors, and free from humidity problems. The great innovation offered with Tumbledown Homes is the much greater degree in choice over the level of external restoration. The minimum level starts with stabilising the building and making it resistant to all external elements, mainly wind, water and temperature fluctuations. This level is ideal for those who wish the external appearance to remain looking half-abandoned or when the building looks like it could be of special archaeological interest. The highest level is as one might expect, to restore every aspect of the building to it's original state. Our innovative new restoration methods and techniques make an old home become a modern, low-energy home with interior styles including modern, rustic or original style.
We offer a complete design, supply and construction service and provide a choice of packages to our clients; 1). Design and supply complete self-build kit. 2). Design, supply and project manage self-build kit construction. 3). Design, supply and construct on behalf of client using our own site teams.
