Details in Summary: Modernised country house overlooking
Cesio. A large detached three bedroomed house standing in 60,000
sq mt (almost 15 acres) of peaceful Ligurian countryside. In
addition, there are three rustici in the grounds awaiting development,
and which can be sold separately. The roof, central heating,
windows, shutters, kitchen and two bathrooms are new, as are
the floor tiles, telephone connection and built-in wardrobe.
The electricity supply has been upgraded to 3KW, and all the
wiring is new. Drainage is to a new septic tank. There are now
hundreds of meters of cleared terraces that could be used for
vines or olives.

The olive grove has
seven terraces and there are many more awaiting cultivation.

the left of the picture is a rustico. Dotted around the land
are fig, peach and cherry trees, and another smaller orchard
closer to the house with plum and apricot trees.

the land is on a curved hillside neither the main house nor any
of the rustici are visible from each other.

apartments in the cantina, which was built to house animals but
never used. It is now just a large empty space with a special
floor. The new septic tank is large enough to support the waste
from the bathrooms and kitchens.

many years of neglect.
The nearby town of
Pieve di Teco is where we do most of our shopping. It is a bustling
place with a wide variety of shops. There are regular markets
held in the old part of the town and the porticos shown in the
photo date from 14th century.

This is a very spacious
property which is ready
to move in to but with great potential for further development.
When we bought it some 4 years ago it was a neglected shell with
sadly overgrown land. As can be seen from the photographs we
have turned it into a very special place. The old stone walls
in the garden have been exposed and the many terraces cleared,
but all the trees saved, giving it the appearance of open parkland.
At one time it was a vineyard, and some of the old vines have
survived. There is also a small olive grove at the lower end
of the land which we have cleaned up and pruned and now produces
olives. The fruit trees, which are in two orchards as well as
scattered around, produce vast amounts of fruit. We have a small
vegetable plot where we have successfully grown many different
varieties. In the autumn there are many different types of mushroom
- though we have been too nervous to eat them!
The house is now a comfortable
and spacious home all on one level, providing large lounge, separate
dining area, kitchen, two bathrooms and three double bedrooms.
All the built-in units in the kitchen, bathrooms, main bedroom
and all the internal doors were made of oak by a carpenter from
the Veneto to a very high standard. The rooms are all well lit
with large double-glazed windows, and there is a choice of central
heating. A large bombola holds enough gas to last 6 months and,
at the flick of a switch, the wood fired boiler can be used.
We have used wood from our land which has cut the gas bills down
drastically. The large open fireplace in the lounge provides
heat and a wonderful focal point for cooler evenings and during
the winter. We are 500 meters above sea level which is a great
asset during the big heat of July and August.
The cantina below the living
area is 138 sq meters, and large enough to develop into two good
sized apartments which could be used as holiday lets or for family
and friends.
Imperia and the beaches are just 25 minutes away by car, though
there is a local bus service which goes through Cesio. For those
of a more energetic disposition the many walks through the surrounding
hills should burn off the calories, or a spot of cycling, which
is very popular around here. In the winter there are ski slopes
about two hours drive away.
There is a choice of airports
- Nice, Genoa and Turin which have all been successfully used
by various visitors.
We offer this for sale with
great regret but we are in our mid sixties and the agues to which
ageing flesh is heir have left us with little option. Peccato!
